Services
Each engagement is tailored. The services below show how we move from an unclear, stressful situation to a managed, long-term plan for the owner.
1. Situation review & owner’s position
We start by understanding where you stand today – financially, contractually and in terms of pressure from the other side. This is not a generic checklist, but a focused review of what matters for your specific property and history.
- Clarifying the scale of past and potential future exposure
- Identifying which issues are urgent and which can safely wait
- Setting a realistic range of outcomes you are aiming for
2. Case building & preparation for action
Once the position is clear, we help you prepare for structured action – whether that is negotiation, formal steps or a mix of both. The aim is to go in prepared, not reactive.
- Bringing key documents and correspondence into a usable order
- Highlighting points that support pressure on the other side
- Preparing concise materials that can be shared with legal teams if needed
3. Strategy for formal routes & negotiation
We help you think through how to use the formal routes available to leaseholders alongside negotiation or settlement discussions. The goal is to improve your position over time, not to chase short-term wins that create new problems later.
- Aligning your actions with a clear, step-by-step plan
- Preparing for key decision points and likely responses from the other side
- Supporting you in keeping a firm but measured stance throughout
4. Long-term monitoring & portfolio support
Many clients do not just want to “win an argument”; they want to stabilise an asset or portfolio for the long term. We stay involved where owners want ongoing support.
- Tracking how costs and demands evolve after key decisions
- Reviewing new budgets and payment requests against earlier outcomes
- Helping owners use improved positions to make future choices on hold, sell or reinvest
How we structure fees
We generally work on a fixed-fee or staged-fee basis, aligned with the complexity, time horizon and financial exposure of the matter. We do not operate a volume “one size fits all” model.
In many cases, we will suggest starting with a clearly scoped initial stage. Further stages are then agreed only if you feel the direction and value are clear.
